Griffith has a personality of its own. It’s a railroad town that grew into a postwar suburb, and its houses reflect both. Here’s what’s worth knowing if you’re thinking about selling one.

The town that grew up around the tracks

According to the town’s history page, Griffith was probably named for E.P. Griffith, a surveyor for the Grand Trunk Railroad. In 1891, two Chicago businessmen, the Dwiggins brothers, laid out many of today’s lots, streets and alleys and marketed the place as “Chicago’s Best Factory Suburb.” The depression of 1893 ended that plan, but the railroads kept people working, and Griffith incorporated on November 19, 1904.

Then came the big growth. U.S. Census counts show Griffith going from about 4,500 people in 1950 to about 18,000 by 1970. The population has eased down a bit since.

So Griffith’s housing falls into two broad groups:

  • Older homes near downtown and Broad Street, many on lots and alleys laid out in that early plat.
  • Post-war houses across most of the rest of town, many from the 1950s and ’60s boom.

The town sits between I-80/94 on the north, Cline Avenue on the west, Colfax Avenue on the east, and Avenue H and Turkey Creek Ditch on the south. A 2016 town quality-of-life plan pointed out that Griffith doesn’t split itself into lots of named subdivisions the way some towns do.

What older Griffith houses tend to need

Every house is different, but a house that’s 60 years old or more often has a few of these on the list:

  • An original or aging sewer line out to the street
  • A detached garage off the alley that needs a roof or a new slab
  • Older electrical panels and wiring
  • Basement dampness, cracked foundation walls or a tired sump pump
  • Original windows, and a furnace or water heater near the end of its life

None of that makes a house unsellable. It does matter for buyers using FHA or VA loans, which are common with first-time buyers. Those loans have property condition standards, and a bad roof or a furnace that doesn’t work can hold up the appraisal. Our house needs repairs page explains how an as-is sale works when that’s the case.

The Cady Marsh Ditch flood map

The town has described flood insurance premiums as a burden for many residents near Cady Marsh Ditch. So Griffith worked with FEMA to redraw the floodplain map for the ditch and the neighborhoods around it. The town’s flood plain information page says FEMA has finalized the new mapping, and it posts the Letter of Final Determination and the updated map for homeowners to give to their lenders.

The page is also clear that not every home came out of the floodplain. If yours is still mapped in, or you’re not sure, look up the address on FEMA’s Flood Map Service Center before you list or accept any offer. The Army Corps’ Little Calumet River flood control project, finished in 2024, also lists Griffith among the communities it protects.

After the August 2026 storm: watch out for contractor scams

After the August 2026 storms, Griffith posted a declaration of local disaster emergency. The town’s page includes lists of licensed contractors and licensed tree contractors, and it tells residents to report suspected scams to the Indiana Attorney General. Griffith’s building department requires all contractors working in town to be licensed with it.

That’s good advice for selling, too. Storms bring out people who want money up front. Whether you hire a roofer or sell to a cash buyer, check who you’re dealing with. Our post on how to spot a legit cash home buyer covers the warning signs.

Griffith’s move to North Township

In 2018, Griffith voters chose to leave Calumet Township, mostly over property taxes. After years of legal and legislative back-and-forth, the part of Griffith that had been in Calumet Township moved to North Township in 2022. If you’re looking at older tax bills or closing papers, you may see the old township listed.

What matters at sale time is whether your taxes are current. If you’ve fallen behind, see selling a house behind on property taxes. A tax professional can answer questions about your specific bill.

When listing in Griffith is the better choice

Griffith is one of the more affordable towns in this part of Lake County. Highland’s 2026 draft comprehensive plan lists Griffith’s median home value below Highland’s, Munster’s, Schererville’s and Dyer’s. That can draw first-time buyers.

If your house is in good shape and you have time, those buyers can be a strong market, and an agent will probably net you more than we would. We make the most sense when the house has repairs that could trip up a buyer’s loan, tenants you’d rather not manage through a listing, a vacant house you’re paying to keep up, or a deadline. If you’re a landlord, our tired landlord page is a good next stop.

Questions from Griffith homeowners

Our house came out of the floodplain when FEMA remapped Cady Marsh Ditch. How do we show a buyer?

The town posts FEMA's Letter of Final Determination and the updated floodplain map on its flood plain information page. Download both and keep them with your house papers. A buyer's lender and insurance agent will want to see them, and so will we.

A contractor knocked on our door after the storm and wants a big deposit. Should we just sell instead?

Those are separate decisions. First, check whether the contractor is on Griffith's licensed contractor list, get more than one written estimate, and report anything that feels like a scam to the Indiana Attorney General. If the repairs are more than you want to take on, ask us for an as-is offer so you can compare.

Do you buy Griffith rentals with tenants living in them?

Yes. You don't need to wait for a lease to end or move anyone out. We'll ask for the leases, deposit records and rent history, and we'll factor in the condition of the unit as it is today.

Our tax bill shows North Township now. Does that change anything about selling?

Not really. The township on your bill affects which taxing district you're in, not your right to sell. What matters at closing is whether the taxes are paid up. Check your current balance with the Lake County Treasurer, and if you're behind, read our page on selling a house behind on property taxes.

Our house backs up to the railroad tracks. Will that hurt the offer?

Location affects every buyer's price, ours included, and being right on the tracks is part of that. We look at recent sales of similar houses on similar streets nearby, so the offer reflects what Griffith buyers actually pay, not a guess.
