Penguin Capital is based in Whiting, so 46394 is our home ZIP. We buy houses in Whiting, IN for cash and as-is: older homes near 119th Street, houses that were split into apartments years ago, and everything in between. You don’t repair, clean out or show the house.
Whiting is a small city with a few local wrinkles worth knowing before you sell. The biggest one: the 46394 ZIP code covers parts of two different cities.
We buy houses in Whiting, IN and Robertsdale: check which city you’re in
Robertsdale, the neighborhood just west of Whiting, has been part of Hammond since 1897. But the Whiting post office took over its mail delivery in 1913, and when ZIP codes arrived, Robertsdale got Whiting’s 46394. That history comes from the Whiting-Robertsdale Historical Society. The result is that a house with a “Whiting, IN” address may legally sit in Hammond.
The two places share a ZIP, a post office and a chamber of commerce. They don’t share a city government. Your city, not your mailing address, decides which rules apply when you sell.

If your house turns out to be in Robertsdale, our Hammond page covers the Hammond rules and programs that can affect a sale.
Older houses in a refinery town
Whiting grew up around its refinery. Standard Oil began quietly buying lakefront land here in 1889, according to the Whiting-Robertsdale Historical Society, and the town filled in with homes for the people who built and ran it. BP runs the refinery today.
That history means a lot of Whiting houses are old, and age brings familiar projects. Think settled or leaky basements, worn porches and steps, aging furnaces, and several decades of layered updates inside. If the house was built before 1978, the federal lead paint disclosure rule applies too. Our Hammond page explains what that rule asks of sellers.
Where a house sits within Whiting can also matter to buyers. Some want to be close to 119th Street and the lakefront. Others pay close attention to how near a house is to the refinery or the rail lines. That’s one more reason we look hard at what’s sold on nearby blocks.
Whiting houses that were turned into apartments
Over the years, some Whiting single-family homes were divided into apartments, with extra kitchens, separate entrances and separate utility meters. The city has a program aimed squarely at undoing that.
Whiting’s Multifamily De-conversion Assistance Program, listed on the Building Department’s forms and permits page, offers matching money to owners who convert a cut-up house back to a single-family home. The city’s program sheet says de-converting may make an owner-occupied house eligible for the full homestead credit. Funding is first come, first served, so ask City Hall whether money is available before you count on it.
If you own one of these houses, expect a buyer to ask:
- How many units is it legally?
- Were the changes made with permits?
- Is it taxed as one unit or more than one?
You don’t need answers to all of that before calling us. We buy converted houses as they are. We’ll tell you what we find and how it shapes the offer.
Renting out a house in Whiting
Whiting has its own rental property registration form, also posted on the Building Department’s forms page. It asks for owner details and insurance, plus an authorized agent for code violations and emergencies. That agent must be at least 21 and either live in Lake County or keep an office there.
That last requirement trips up owners who have moved away or inherited a rental from out of state. If you’re ready to stop managing one from a distance, we can buy with tenants in place. See our tired landlord page and our guide to selling a house with tenants in Indiana.
Pricing a house in a small city
Whiting is compact, so there may be only a handful of recent sales that truly compare to your house. That makes pricing harder for agents and for us.
We start with sales inside Whiting, then look at Robertsdale and nearby Hammond when we need more. We’ll show you which sales we used and why. Our offer is below full retail because we buy as-is and carry the costs of holding, closing and reselling.
If your house is updated and you have time, a local agent may net you more, and Whiting’s walkable downtown and lakefront are easy features to market. If you’re downsizing or settling an estate and want one simple sale, our pages on downsizing and inherited houses lay out the options.
