The kids are grown, the stairs feel steeper, and the yard takes more of your weekend every year. If you’re downsizing and want to sell your house in Lake County, price matters. But so do your belongings, your health, your timing and your family.

This page covers the parts of downsizing that make selling hard, and how an as-is sale can take some of that off your plate. It also covers what to know if you’re helping sell your parents’ house.

Where you’re headed changes how you sell

Different moves come with different timing:

  • A smaller house or condo. You may need the money from this sale to buy the next place.
  • An apartment. Lease start dates are usually firm.
  • Senior living. If you’re selling your house to move to senior living, the community will likely set a move-in date, and the sale has to work around it.
  • Moving in with family. The timing may be flexible, but the house still needs a plan.

If you’re sorting out care or housing for an older adult, the Area Agency on Aging for Lake County is Northwest Indiana Community Action. Area agencies help older adults and caregivers find services and resources.

Decades of belongings

For many people, the hardest part of downsizing isn’t the sale. It’s 30 or 40 years of things in the basement, the garage and every closet.

Say your mom has lived in the same Hobart house for 40 years. A workable order might be:

  1. Pull out important papers first: the deed, tax bills, insurance policies, wills and any power of attorney.
  2. Let her choose what’s coming to the new place.
  3. Let family pick keepsakes.
  4. Donate or sell what you can.
  5. Leave the rest.

That last step is where an as-is sale helps. We buy houses without a cleanout, so you don’t have to rent a dumpster or hold an estate sale before closing.

Skipping showings and repairs

Listing a house usually means repairs, cleaning, staging, and leaving home for showings, sometimes on short notice. That’s a lot when you’re managing health or mobility issues, or packing up a lifetime.

With a direct sale, there’s no listing and no showings, and you don’t make repairs. The trade-off is price: a cash offer is below full retail. If the house is updated and you have time and help, listing with an agent may net more. Our cash buyer vs. agent comparison walks through it, and can you sell a house as-is in Indiana? covers seller disclosures.

Downsizing in Lake County: timing the sale with your move

You pick the closing date. That lets you line the sale up with your move instead of the other way around.

If you’re…Timing to consider
Moving into senior livingClose a little after move-in, so you’re not packing and closing the same week
Buying a smaller homeAsk your lender whether this sale needs to close first
Renting an apartmentMatch closing to your lease start, so you’re not paying for both for long
Moving in with familyPick a date that gives you room to sort and move at your own pace

A cash purchase isn’t held up by a buyer’s lender or appraisal, so timing is mostly title work. It’s often weeks, not months. We buy in Munster, Crown Point, Hobart, Gary and across Lake County.

Helping a parent sell: family and power of attorney

If your parent can still make decisions, the decision is theirs. Include them in every conversation, and make sure they see the written offer.

If a parent can’t handle the paperwork, someone acting under a power of attorney may be able to sign, if the document gives that authority. Indiana law describes general authority over real property transactions as including the power to sell or convey real estate (IC 30-5-5-2). A power of attorney has to be in writing and signed in front of a notary or qualified witnesses (IC 30-5-4-1). It must also be recorded with the county recorder before a deed signed under it can be recorded (IC 30-5-3-3).

Every document is different, so have an Indiana attorney review it. If there’s no power of attorney and your parent can no longer sign, a court-appointed guardian may be needed. If Medicaid or long-term care costs are part of the picture, talk to an elder law attorney before selling.

When brothers and sisters are involved, share the written offer with everyone who should see it. Take your time and ask questions; we encourage that. If your parent has passed away, see our page on selling an inherited house or one in probate.

Watch out for scams aimed at older homeowners

If you own your home, you’ve probably gotten letters, calls or texts from people offering to buy it. Some are legitimate. Some aren’t. Red flags include:

  • Pressure to sign the same day, or before family can look
  • Any fee you’re asked to pay up front
  • A request to sign over the deed before closing, or outside a title company
  • An offer that drops at the last minute for vague reasons
  • Contracts with blank spaces or terms nobody will explain

A legitimate buyer puts the offer in writing, closes at a title company, and gives you time to talk with family or a lawyer. Read how to spot a legit cash home buyer before signing anything.

If something feels wrong

You can report a suspected scam to the Indiana Attorney General’s Consumer Protection Division online at IndianaConsumer.com or by phone at 1-800-382-5516. If you or a parent already signed something that worries you, talk to an Indiana attorney before taking any other step.

How selling your house for cash works

Three steps to a fast cash sale. You stay in control the whole way, and you can stop at any point.

  1. Tell us about the house

Fill out the short form or call or text us. We’ll ask a few questions about the property and what you need.

  2. Get a written cash offer

We take a look at the house, in person or by photos, and give you a clear written offer. No obligation, no fees.

  3. Close fast, on your date

Cash means no lender to wait on, so you can close fast, or later if you need time. We close at a local title company and you get paid at closing.

Common questions

Can I sell my house as-is and leave furniture and belongings behind?

Yes. We buy houses as-is and don't require a cleanout. Take what you want, give family a chance to pick keepsakes, and agree in writing on what stays.

Can I stay in my house until my senior living apartment is ready?

You pick the closing date, so you can set it after your move-in date. Tell us the timing you need, and the date goes in the written offer.

Can my son or daughter sign for me with a power of attorney?

Possibly, if the document gives them authority over real estate. In Indiana, the power of attorney has to be recorded before a deed signed under it can be recorded. An Indiana attorney and the title company should review it first.

How do I know a cash buyer isn't taking advantage of my parent?

Look for a written offer, a closing at a title company, no upfront fees, and no pressure to sign quickly. Have family or an attorney review the paperwork. Our guide on how to vet a cash home buyer lists more red flags.

Is selling for cash the right choice when downsizing?

Not always. If the house is updated and you have the time and help for showings, listing with an agent may bring more. A cash sale tends to fit when repairs, belongings, health or timing make a traditional sale hard.
