Hammond isn’t one housing market. It’s a row of neighborhoods with their own histories, from Robertsdale on Lake Michigan down to Hessville and Woodmar near the Little Calumet River. We buy houses in Hammond, IN for cash and as-is in all of them. You don’t make repairs, hold showings or clean anything out.

This page covers what’s specific to selling here: the neighborhoods, the city rules that come up during a sale, and two Hammond programs that could change your plans. If you’d rather talk it through, call or text (708) 712-6846.

Hammond neighborhoods, north to south

Where your house sits shapes who wants to buy it and what it’s likely to need. Here’s a quick guide using the names Hammond residents use.

NeighborhoodWhere it isZIPWorth knowing
RobertsdaleNorthernmost Hammond, on Lake Michigan by Wolf Lake46394Mail runs through the Whiting post office, so addresses say “Whiting”
North HammondNorth of the Grand Calumet River46320, 46327Homes sit mostly south of the Toll Road, with industry close by
Central HammondThe historic downtown and the blocks around it46320A patchwork of homes, shops and institutions
South HammondThe southwest side, south of 165th Street46324Mostly residential, with several historic districts
WoodmarSouth-central Hammond, home to Purdue University Northwest46323, 46324Planned in the 1920s as a “country club district”
HessvilleThe east side, next to Gary and Highland46323Started as its own town before Hammond annexed it

Woodmar is worth a closer look. According to the City of Hammond’s historic preservation page, most of it was built in the mid-to-late 1920s in Tudor Revival, Colonial Revival, Spanish Eclectic and bungalow styles. Building there largely stopped when the Depression hit.

Robertsdale’s Whiting mailing address confuses a lot of sellers. We explain how that happened on our Whiting page.

What older Hammond houses tend to need

Hammond grew up around railroads, refineries and mills, so much of its housing has decades of wear. Older houses here tend to need the same kinds of work:

  • Basements that take on water after heavy rain
  • Old or patched wiring, sometimes still on a fuse box
  • Galvanized or mixed plumbing
  • Tired roofs and detached garages
  • Paint that may contain lead in homes built before 1978

That last one has a federal rule attached. Under the Lead Disclosure Rule, sellers of most homes built before 1978 must share what they know about lead paint and give the buyer an EPA pamphlet. Paying cash doesn’t change that.

If your house has several of these issues, a buyer’s inspector will likely find them. Selling as-is means you don’t fix them first. Our page on selling a house that needs repairs walks through your options.

Hammond rules and programs that can affect your sale

Rental registration

Hammond requires owners of rental houses to register every year by April 15. The city’s rental registration rules set a $5 fee per unit and require proof of insurance. A new owner has 30 days after taking title to register.

If you’re selling a rental, check that your registration is current and gather your leases. If it has lapsed, the Inspections Department at City Hall can tell you where you stand.

College Bound

Hammond’s College Bound scholarship is tied to owning a home in the city. Under the program’s eligibility rules, parents must keep living in and owning a Hammond home with a homestead exemption until the student finishes the fourth year of college. The scholarship is cancelled if the homeowner moves out of the city. Hammond extended the program through the 2035–36 school year.

If a child in your home uses College Bound, or plans to, talk to the program before you sell. If you’re moving to another Hammond house, ask how that affects the award, since the amount is based on years of ownership.

Homebound buyer assistance

The city’s Homebound program offers down payment help to qualifying buyers of existing Hammond homes. The guidelines cap the purchase price and require the house to meet HUD Housing Quality Standards, so check the city’s current limits.

That matters to you as a seller. If your house is in solid shape, the program can widen your pool of first-time buyers when you list. If it needs major work, those buyers generally can’t use the program on it.

When we buy houses in Hammond, IN, and when listing is smarter

We make the most sense when speed, certainty or condition matter more than top dollar. Say you inherit a Hessville house that hasn’t been updated since the 1970s, and you live two states away. Or you own a North Hammond rental and the tenants want to stay. Or code notices are stacking up on a house you can’t afford to fix.

Listing with a Hammond agent is likely the better move if the house is updated, you have time for showings, and you don’t need a set closing date. Our cash offer will be below full retail. We’ll say so up front and show you the nearby sales we used, so you can compare. Our cash buyer vs. agent page lays out both paths side by side.

Selling a Hammond rental with tenants in place

You don’t have to empty a rental before selling it to us. We can buy with tenants living there, as long as you share the leases and what you know about rent and deposits.

What happens to an existing lease when a house changes hands is a legal question, so read our guide to selling a house with tenants in Indiana and talk to an Indiana attorney if your situation is complicated. If you’re simply done being a landlord, start with our tired landlord page.

If the city has written up the property, that doesn’t rule out a sale either. Our post on selling a house with code violations in Lake County explains how open violations are usually handled in a sale.

Hammond and county offices you may need

  • Hammond City Hall, 5925 Calumet Avenue. The Inspections Department and its Code Enforcement Division handle rental registration and code issues. Phone (219) 853-6300.
  • Lake County Treasurer, Hammond office, 232 Russell Street. You can ask about or pay property taxes here instead of driving to Crown Point. Hours and phone numbers are on the county treasurer’s page.
  • Hammond Water Works and the Hammond Sanitary District. These are the city’s water and sewer utilities. Know your balances before closing, because unpaid utility bills can turn up in title work.

If your taxes have fallen behind, our page on selling when you’re behind on property taxes and our Lake County tax sale guide explain the timeline.

Questions from Hammond homeowners

My mail says Whiting, but I think my house is in Hammond. Which is it?

If you live in Robertsdale, your house is in Hammond. The Whiting post office has delivered mail there for more than a century, so addresses read Whiting, IN 46394. Hammond's rules still apply to you, including rental registration, permits and programs like College Bound.

Will selling my house end my child's College Bound scholarship?

It can. The program's posted rules say parents must keep living in and owning a Hammond home with a homestead exemption until the student finishes the fourth year of college, and that the scholarship is cancelled if the homeowner moves out of the city. Call the College Bound office before you sign a purchase agreement with anyone, including us.

I never registered my Hammond rental. Can I still sell it?

Call the Inspections Department at City Hall first so you know where you stand and what, if anything, is owed. A registration problem doesn't stop us from making an offer. We just want it out in the open so nobody is surprised at closing.

Do you buy older homes in Woodmar and South Hammond's historic areas?

Yes. We buy in every Hammond neighborhood and in any condition. If your house still has its original 1920s character and is in decent shape, an agent may find a buyer who will pay for that, so get a listing opinion too and compare it with our written offer.

How do you figure out an offer on a Hammond house?

We look at the condition, the repairs it needs, and recent sales of similar homes close by. In Hammond we try to stay inside your own neighborhood, since prices can vary from one part of the city to the next. Then we account for our costs to hold, close and resell, and we put the number in writing.

What you can count on

  • No commissions or feesYou don’t pay an agent commission, and we don’t charge you fees. Closing costs are spelled out in writing up front.
  • Sell it as-isNo repairs, no cleaning, no clearing it out. Take what matters to you and leave the rest.
  • Close fast, on your dateCash means no waiting on a lender or appraisal, so closing often takes weeks, not months. Or close later if you need time to move.
  • A clear written offerPlain numbers on paper. Take your time, ask questions, get other offers, or say no.
  • A real title companyClosing happens at a local title company, and you’re paid at closing. Never any upfront cost to you.
  • A local Northwest Indiana buyerWe’re based in Whiting and buy houses for cash across Lake County, with Gary as our main focus.
